Resources to Make Your Stay Comfortable

For our current residents we have a complete set of tools and procedures to make your stay with us more comfortable and rewarding.

Lease Term
Our standard lease term is twelve months requiring a 30-day notice to renew for an additional twelve month term or vacate at the end of the initial lease term.

Rent
Rent is due on the first of each month.  There is a five day grace period and rent is considered late on the sixth calendar day of each month. There is a late fee for all rents received after midnight on the fifth.
Should tenancy not begin on the first day of the month, rent may be prorated, based on date of occupancy. Any prorated rent amount at the end of lease term is not permitted.

Deposits and Fees

The application fee is $50.00 per adult. All residents over the age of 18 must complete an application and have a background check.
Once an application has been approved, tenants have three business days to sign the contract to lease, initial this document and deliver the full security deposit. Our standard security deposit is equal to one month’s rent submitted by personal check, money order or Cashier’s check.

Expenses

Lawn maintenance, utilities, cable/satellite and pest control are the responsibility of the tenant, unless otherwise stated in the lease.
Lawn maintenance is understood to include regular mowing, edging and weed eating, in accordance with neighborhood restrictive covenants.  It also is understood to include periodic fertilization, weed/insect control treatments and supplemental watering, in accordance with utility company restrictions

Use Of Premises

Tenant will maintain the premises in a clean and sanitary condition and may not have trampolines, athletic equipment, recreational equipment, or any items or activities which can cause interference with the insurance coverage to include not placing or use of any above ground pools or hot tubs of any size on the premises without Landlord’s approval. Smoking

Smoking is not permitted on the premises by Tenant, guests or invitees at any time.

Property Assessments
EWR will conduct an interior assessment to ensure the property is in good order for both you and the owner.

Security Deposit/ Vacating
Tenant will have the carpets professionally cleaned and unit cleaned once vacated. After conducting a final inspection, landlord will return the security deposit to you. Deductions will be made if repairs are necessary in the property. Remember, your security deposit cannot be used for your final month’s rent. The Security Deposit will be mailed to you no later than thirty (30) days after a complete move-out inspection.

Utilities
Utilities for your rental property must be placed in your name. Remember, you are responsible for keeping your accounts current throughout the duration of your stay.

Pets

With approved pets there is $250.00 non-refundable pet fee but, this can vary by owner, according to the weight and number of pets accepted.
Due to insurance regulations, certain breeds of dogs and types of animals (exotic & domestic) may not be considered.

Toilet & Drain Problems

If your toilet isn’t flushing properly…

You can normally fix this pretty easily using a plunger. If you don’t have a plunger, you can purchase one from a hardware store or big box chain.

Simply press the plunger over the drain hole and push firmly up and down to create pressure in the pipe. This should help move anything stuck in the system.

Drains

If your shower or sink drains aren’t emptying, you can attempt to remove the blockage using a manual drain cleaner. You can purchase these plastic tools from most hardware stores. You may also want to try a liquid drain cleaner, though caution should be exercised to make certain you don’t use corrosive chemicals. These could damage your plumbing system.

Hot Water Shortages

Don’t have enough hot water in your rental home? Locate the tank and check the settings for the temperature controls. Are all settings accurate? Is the hot water heater operating in vacation mode?

If you have a gas-powered heater, you should also verify that the pilot light is lit.

No Heat or Air Conditioning

If your heat or air conditioning isn’t working properly, make certain all settings on your thermostats are correct. You can also turn the system on and off to attempt to reset the defaults.

Important
Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you.

Release of Key
I understand that if I do not authorize a release of a key to a vendor, I will need to be available to give the vendor access to the property.
